Quinte MLS Statistics August 2010

As you can see by the statistics, both the dollars and slaes figures are ahead of last year's pace as far as the Year to Date numbers go, however, this August was very much lower than August 2009. Only now am I appreciating what a truly tremendous Spring we had. It's very much a buyer's market now, so if you are contemplating buying, now's the time. Interest rates are very good at the moment too.

January to June Quinte MLS statistics



Here are the 6 month (January to June) statistics forthe Quinte MLS board.

You can compare them to the same figures that we saw in 2009. Some categories are up, some are down. Listings are up from June 2009, but sales are down from the same period. Overall, sales have been up for the entire 6 month period reflecting the very strong winter and early spring that the market experienced.

We have reached the halfway mark of 2010. As you can see by June's activity, there are a lot of listings on the market and apparently not enough buyers. These statistics would have looked a ot worse if it weren't for a little flurry of activity in the closing days of June. The market is about as flat as a pancake right now. Especially weak is the commercial market, with only 5 sales for the month of June.



Now that we are at the 6 month mark for the year, here are some statistics that compare the current year to 2009 and 2008 at the same point in the year.
CREA has not calculated the sales figures for June yet, but as soon as they do, I will post them here.

May 2010 Quinte MLS Statistics.


The market seems to be awash with inventory. While there was an increase of sales from May 2009's total of 318, it wasn't a dramatic increase over last year. What is worrisome if you are intending to list your house in the upcoming month or so is that the competition will be fierce. The listing to sales ratio isn't very good for sellers.




As you can see, the average price price of a home sold in Ontario last month was $352,523 which is up from 2009's average. Click the map of Canada if you are interested in average home prices for other provinces. While this is good news for sellers in the province, the excess of houses on the market is a province-wide phenomenon, so it points to a cooling off of the market.
