May 2010 Quinte MLS Statistics.


The market seems to be awash with inventory. While there was an increase of sales from May 2009's total of 318, it wasn't a dramatic increase over last year. What is worrisome if you are intending to list your house in the upcoming month or so is that the competition will be fierce. The listing to sales ratio isn't very good for sellers.




As you can see, the average price price of a home sold in Ontario last month was $352,523 which is up from 2009's average. Click the map of Canada if you are interested in average home prices for other provinces. While this is good news for sellers in the province, the excess of houses on the market is a province-wide phenomenon, so it points to a cooling off of the market.

As one would expect, April was a busy month in the Quinte market. The number of residential sales increased dramatically from April 2009, from 273 to 366. There might be several factors that are driving this. The first and most obvious one is that April 2009 wasn't a particularly good month. Consumers are taking advantage of the low interest rates, as it's no secret that they are going to rise (not dramatically), and savvy consumers are getting things done before the H.S.T. comes into play.

What is worrisome is that there seems to be a flood of inventory on the market and not enough buyers to create a balance.

March 2010 Quinte MLS Statistics.

March, once again a traditionally slow month, has been relatively strong. The sales to listing ratio, while still indicating a "buyers market", is pretty balanced for this time of year. Of course, in anticipation of the Spring, we are seeing many people trying to get a jump on the season by listing their properties a bit early. This was noticable in the latter half of the month.

February 2010 Quinte MLS statistics



February 2010 Quinte MLS statistics.

The numbers indicate a fairly balanced market for the month of February. Traditionally February is a slower month, so these figures indicate that there is quite a bit of confidence in the market. This might be a good sign for the upcoming spring and summer market (if you plan to sell), however it's far too early to be confident that this will be the case. The impending introduction of the H.S.T. and changes in mortgage regulations might make the market drop off the table in a hurry.

January 2010 Quinte MLS statistics


January 2010 MLS statistics for the Quinte Real Estate Board.

The statistics on this chart are very easy to follow.
In January there were 225 active residential listings and 117 sold.
This would indicate a "buyer's market" which is common for the month of January.
Note the large numbered of expired listings. These are listings which didn't sell. This is a very large number of expireds, however, once again, this is a common phenomena for January, as many people choose Dec. 31 to be the end of their listing contract.
